About BKC as an office address

BKC is a business district planned by MMRDA on about 370 hectares of reclaimed land beside the Mithi River and Mahim Creek. Occupiers are mainly banks and financial institutions, consulting firms, global capability centres, multinationals and regulators. The National Stock Exchange and Bank of Baroda are based here.

BKC has very little empty space, so good floors are leased early, and the fit-out has to be ready inside the rent-free window the landlord gives.

What shapes a fit-out in BKC

Rent-free period and reinstatement

A rent-free period of 3 to 6 months for fit-out is typical above 15,000 sq ft, and premium towers can give longer. Many leases also require the space to be returned to blank shell on exit. We price that reinstatement into the fit-out budget so it is not a surprise later.

Design before possession

Because floors are scarce and the rent-free clock starts at handover, we use the weeks before possession for the test-fit, approvals and long-lead orders such as glass, joinery and HVAC equipment.

What we confirm with the building first

Handover condition (bare or warm shell), the landlord'We obtain them from the building manager in the first week rather than assume them.

Mumbai-wide conditions

Night-only noisy work, humidity and the monsoon apply here as in the rest of the city. They are covered on our Mumbai page.

Mumbai projects are run by our Delhi NCR studio, with a site team on the ground in Mumbai for the length of the project. Figures on this page were checked on 26 October 2026; rents change quarterly, so ask us for a current view before you negotiate.
