Why do costs vary so much between Basic and High-end in Mumbai?
Finish tier changes material grade, brand and detailing throughout — flooring, ceiling, furniture and joinery all move together, which is why the gap between tiers is large and consistent across every city we work in.
Does this rate include furniture?
The rate card above covers civil, MEP and finishes. Furniture is typically quoted separately and commonly adds 20 to 30% to the total project cost — use the calculator below for a fuller estimate including furniture.
How accurate is a per-square-foot estimate for a Mumbai project?
It's a genuine starting point for budgeting, not a final number. BKC and Lower Parel hold Mumbai's newest premium commercial stock, largely warm shell with strong base infrastructure; Nariman Point and older South Mumbai buildings are a different proposition entirely, often needing significant MEP assessment before a fit-out scope can even be finalised. A firm quotation needs a real site assessment of your specific floor.
