Where we work in Hyderabad
Most of Hyderabad's office space sits in the western part of the city, with an older business district closer to the centre.
HITEC City and Madhapur
The original technology district, which grew around Cyber Towers and now includes large business parks such as Mindspace. It has a mix of older IT buildings and newer towers, and occupiers range from global technology companies on several floors to mid-size firms and start-ups taking part floors.
Gachibowli
Next to HITEC City and the Financial District, Gachibowli has large technology campuses and Grade A towers along the Outer Ring Road. Occupiers are mainly multinational technology, finance and GCC teams, and floor plates are often large enough to seat several hundred people on one level.
Financial District, Nanakramguda and Kokapet
The newest office corridor, developed over the past decade for banking, consulting and technology firms. Buildings are mostly recent Grade A towers with big, regular floor plates, and much of the area is still under construction, so access roads and neighbouring sites can affect deliveries.
Raidurg and Knowledge City
Newer towers between HITEC City and Gachibowli, close to the Raidurg end of the metro Blue Line. Many occupiers here are GCCs and technology companies taking whole floors in recently completed buildings.
Begumpet, Somajiguda and Banjara Hills
The older central business areas, with company head offices, professional firms, banks and regional sales teams. Buildings are older and smaller, so ceiling heights, electrical capacity and air conditioning need checking before a layout is fixed.
What shapes a fit-out in Hyderabad
Large floor plates and dense seating
Hyderabad has a high share of big technology tenants, and floors in Gachibowli and the Financial District are often planned for high seat counts. That puts pressure on power, data, cooling and fresh air, and on the number of meeting rooms and phone booths per person. We plan the layout and the MEP together from the first test-fit.
Warm shell in new towers, more work in older ones
Many new towers hand over warm shell floors with base-building air conditioning, either central chilled water with tenant AHUs or space for tenant VRF systems. Older buildings in Begumpet and Somajiguda often need new electrical distribution, AC and sometimes toilets. We confirm the handover condition before pricing.
Building approvals and fire safety
Large parks and towers set their own fit-out rules: drawing approval by the building management, a fit-out deposit, permits for hot work and limits on noisy work during office hours. Changes to sprinklers, fire alarm and smoke detection are tied into the building system and signed off under the building's fire NOC.
Summer heat
April and May are very hot, with temperatures often above 40 degrees. Glass facades on west-facing floors pick up heavy solar load, so we check the AC capacity for perimeter zones and use blinds or film where needed. Monsoon rain from June to September is lighter than in Mumbai but still affects deliveries.
Materials and labour
Telangana is a major granite-producing state, so stone is easy to source locally. Specialist items such as acoustic products, imported finishes and some furniture systems often come from Bangalore, Mumbai or Delhi, which we allow for in lead times. Work in large parks is planned around service lift slots and delivery hours set by the building.

Do you have a studio in Hyderabad?
No. Our studios are in Delhi, Gurgaon, Noida and Bangalore, and we deliver Hyderabad projects from our studios. Design reviews can happen on video calls or in person, and a site team works on the ground in Hyderabad for the length of the project, handling supervision, vendor coordination and daily quality checks.

Interior works on a sealed floor can run all year. April and May are very hot, which matters for any outdoor works and for commissioning AC under peak load, and the June to September rains can slow deliveries. The bigger factor is usually the lease: we suggest starting design before the floor is handed over so the build can begin on day one.
