Chennai's office market is spread along a few long corridors rather than one centre. These are the areas we cover and what each typically looks like.

OMR (Rajiv Gandhi Salai)

The city's main IT corridor runs south through Taramani, Perungudi, Thoraipakkam and Sholinganallur towards Siruseri. It holds Tidel Park, large SEZ campuses and newer Grade A towers, occupied mostly by IT services firms, global capability centres and business process operations. Floors are large, and buildings are usually run by a facility team with a fit-out manual.

Guindy and Anna Salai

The older commercial spine along Anna Salai (Mount Road) and around Guindy has banks, insurers, consultancies and public-sector offices. Stock is mixed, with older multi-storey buildings and smaller floors next to newer office towers. The Blue Line metro runs along Anna Salai to the airport.

Nungambakkam, T. Nagar and central Chennai

Regional head offices, professional firms and showrooms, often in standalone commercial buildings. Floors are smaller and parking and loading space on busy roads is limited, which shapes how and when materials reach the site.

Mount–Poonamallee Road and Porur

IT parks such as DLF Cybercity at Manapakkam and other campuses along this corridor house large IT and engineering teams. These are typically modern buildings with centralised services and landlord rules similar to those on OMR.

Ambattur and the west

Ambattur Industrial Estate and the area around it mix manufacturing with IT parks and back-office buildings. Engineering and automotive-linked firms here often combine office floors with labs, training rooms or light industrial space.

GST Road and Mahindra World City

South-west along GST Road, Mahindra World City near Chengalpattu is a large integrated SEZ with IT and manufacturing tenants. Offices here follow SEZ procedures for material movement and sit further from the city's vendor base, so logistics need more planning.

What shapes a fit-out in Chennai

A Chennai fit-out is shaped more by climate than in most Indian cities. These are the local conditions we plan for before pricing a project.

Humidity and HVAC

Chennai is hot and humid for most of the year, so office air conditioning has to remove moisture as well as heat. We check latent load, fresh air treatment and condensate drainage, not just tonnage. Poor dehumidification shows up as clammy air, musty carpets and mould behind wall panels.

Salt air near the coast

In buildings close to the sea, salt in the air corrodes exposed metal. We specify powder-coated or stainless fixings and frames, protect outdoor AC units where the building allows, and avoid finishes that tarnish quickly.

North-east monsoon and flooding

Most of Chennai's rain falls between October and December, and cyclones and severe flooding have hit the city in several recent years. We check where the building's electrical rooms and generators sit, keep critical equipment off ground and basement levels where possible, and avoid planning bulk deliveries and wet works for the peak weeks.

Building stock

OMR and Mount–Poonamallee Road tech parks are usually handed over as warm shell, with HVAC and fire provisions to extend. Older central buildings are more often bare, may need new air conditioning and extra power from the distribution company, and can have low slab-to-slab heights that limit ceiling and duct space.

Approvals and building rules

Tech park landlords review fit-out drawings against their manual and issue work permits, and fire system changes must stay consistent with the building's approval from Tamil Nadu Fire and Rescue Services. In SEZ campuses, materials pass through the SEZ gate with matching paperwork. Noisy work in occupied buildings is generally done at night or at weekends.

Logistics and vendors

Chennai has a strong engineering and manufacturing base, and furniture, glazing, gypsum and MEP materials are available locally. Heavy vehicles face peak-hour restrictions on city roads, so bulk deliveries to central sites usually happen at night.
