Pune's office market is spread across several distinct districts, each with its own building types and occupiers.

Hinjewadi

Pune's largest IT district, built around the Rajiv Gandhi Infotech Park and its phases to the west of the city. Occupiers are mostly IT services companies, engineering centres and GCCs, many inside SEZ campuses with large, regular floor plates. Access roads are heavily congested at peak hours, which affects delivery windows and site team travel.

Kharadi

On the eastern side along Nagar Road, Kharadi is home to large business parks such as EON Free Zone and World Trade Center Pune. Tenants are typically banking, financial services, consulting and technology firms taking full floors in Grade A towers, often with central chilled-water air conditioning supplied by the building.

Viman Nagar, Yerwada and Kalyani Nagar

Close to the airport, this belt has a mix of business parks and standalone commercial buildings. It suits regional offices, sales teams and mid-size companies that want access to the airport and the city, and floor sizes range from a few thousand square feet to full floors.

Baner and Balewadi

A newer commercial area in the north-west, between the city and Hinjewadi. Many buildings here are strata-sold, so a single floor may be split between several owners. Start-ups, consultancies and professional firms take smaller units, which makes building society rules and shared services more important than in a single-owner park.

Magarpatta and Hadapsar

Magarpatta City is a planned township with its own IT park, managed by the township rather than a single tower landlord. IT and back-office operations are the main occupiers. Fit-out rules, security and contractor access are set by the township management.

Shivajinagar, Camp and Bund Garden Road

The older central business areas, with banks, law firms, chartered accountants and company head offices. Building stock is older and more varied, so services, ceiling heights and lift capacity need checking before a layout is fixed.

What shapes a fit-out in Pune

Bare shell or warm shell

Many Grade A floors in Hinjewadi and Kharadi are handed over as warm shell, with a finished floor slab, toilets and base-building HVAC up to the floor. Floors in Baner and older central buildings are often closer to bare shell, so ceilings, AC, electrical distribution and sometimes toilets are in the tenant's scope. We confirm which before pricing, because it changes the budget more than the choice of finishes.

Park and building fit-out rules

IT parks in Pune usually issue a fit-out manual. Expect drawing approval by the park or building management before work starts, a refundable fit-out deposit, work permits for hot work, and noisy work such as core cutting or demolition limited to nights or weekends. Fire alarm, sprinkler and smoke detection changes have to be tied into the building system and signed off under the building's fire NOC.

SEZ campuses

Several large parks in Hinjewadi and Kharadi include SEZ areas. Materials and furniture moving into an SEZ generally need gate documentation, so deliveries are planned and logged rather than sent on the day. We build this into the procurement schedule.

Monsoon and climate

Pune gets heavy rain from June to September, which slows external works, deliveries and anything that needs dry conditions, such as wooden flooring or wallpaper. Summers are hot and dry but humidity is lower than in Mumbai, so the main HVAC questions are load from glass facades and dense seating rather than dehumidification.

Material movement and logistics

Large towers restrict material movement to service lifts and set delivery hours. Traffic on the Hinjewadi and Nagar Road corridors means we schedule bulk deliveries at night or early morning. Pune has an established base of interior contractors and fabricators, and suppliers in Mumbai are a few hours away on the Mumbai-Pune Expressway, which helps with specialist items.

Do you have a studio in Pune?

Can work go on during the day in Pune IT parks?

Quiet work such as partition framing, electrical wiring and painting can usually happen during the day. Noisy or dusty work, including core cutting, breaking and floor grinding, is often limited to nights or weekends so that neighbouring tenants are not disturbed. The exact hours are set in each park's fit-out manual, and we plan the schedule around them.

Does the monsoon affect fit-out timelines in Pune?

It can. Heavy rain from June to September slows deliveries and makes some materials, such as wooden flooring and wallpaper, harder to install without moisture problems. Interior works on a sealed floor carry on, but we allow extra time for deliveries and check moisture levels before laying sensitive finishes. If you can choose, starting before the rains helps.
