On time — 105 days delivered against 105 days quoted, starting from a bare shell.
The project
The starting point was a bare shell. Apart from the DG sets for power backup, nothing was in place: no air conditioning, no finished floors, ceilings or partitions, and a façade the client wanted replaced. The brief was a back office for a listed company, across 42,000 sq ft of carpet area.
Two pieces of work set the pace. The whole office needed air conditioning from scratch, and the building needed a complete façade change. Both involve long-lead materials, and both have to be sequenced around everything else on site: ducting and cassette units go in before ceilings and lighting, and the façade has to close before finishes along the outer walls can start. With design, MEP engineering and site execution under one contract, all of it ran to a single programme.
The finished office is mostly open workstations under an exposed, dark ceiling with cassette air conditioning units, track lighting and glass writing boards. It also has a breakout lounge with colourful modular seating behind a screen of hanging planters, and a town hall with stepped timber seating, a projection wall and a slide down one side. The office was handed over in 105 days, the timeline quoted at the start.
