Office Renovation vs Office Refresh: What Is the Difference?
By Officea Design & Build. 16 October 2026.
What is the difference between an office renovation and an office refresh?
A renovation rebuilds parts of the office, including walls, ceilings and services. A refresh renews finishes and fittings while the layout, walls and services stay as they are.
Renovation work typically involves civil and services work: new partitions, ceiling and electrical changes, air-conditioning duct or point changes, and re-planned rooms. It needs drawings, and the work area is usually vacated. A refresh covers painting, flooring, lighting, furniture repair or replacement, washroom and pantry upgrades and branding, and is planned in phases around the people working there.
Is a refresh cheaper and faster than a renovation?
Usually yes, because less is demolished or rebuilt. The actual saving depends on the size, the finish level and the condition of the office.
A refresh is scoped by area and quoted after a site walk-through. A renovation is quoted from a design and a bill of quantities. This is why Officea starts with an Office Health Audit: it shows which items need renewing, which need repair, and which would need a renovation.
Does a refresh need building approvals?
That depends on the work, not on the word used for it. Cosmetic work generally does not change the building; changes to fire safety, structure or services may need the building owner's or society's permission and the relevant approvals.
Fire rules are a state subject in India, and each building has its own fit-out guidelines. Officea checks the building's requirements before work starts. This article is general information, not legal advice.
Can a refresh include some layout change?
Yes, within limits. A refresh can add a meeting room, a pantry or cabins using light partitions without rebuilding the floor. Officea REFRESH calls this the Reboot package.
If the change affects more than a few rooms, or needs new electrical and cooling capacity, it moves into office renovation territory.
Which should you choose?
Choose a refresh if the layout still works and the finishes have aged. Choose a renovation if the layout, headcount or services no longer fit the business.
