What is an office health audit, and what does the REFRESH rating mean?
By Officea Design & Build. 15 October 2026.
What is an office health audit?
It is a structured review of how an office is actually performing, scored against a fixed set of questions. Officea's version has 90 checks across ten areas and gives a score out of 100.
The ten areas are safety and statutory papers, air, light and comfort, cleanliness and hygiene, power, network and IT, space planning, finishes and physical condition, maintenance management and records, washrooms, pantry and utilities, accessibility and wellbeing, and visitor experience. An auditor visits, inspects, photographs and measures where needed, and checks the documents you hold.
What do I receive after the audit?
A score out of 100, a rating tier and a written report that separates what is healthy, what needs attention and what to fix first.
The tiers run from Platinum to Needs Care. Each finding is stated on its own with a photograph where relevant, so your admin or facilities team can act on it, with or without Officea.
Is the REFRESH rating a certificate of compliance?
No. It is Officea's private rating of the office on the date of the visit, not a statutory approval.
It does not replace the fire no-objection certificate, electrical inspection reports, the lift licence or any other certificate that law requires. Where one appears to be missing or out of date, the report says so and recommends you obtain it from the competent authority or a licensed professional.
How are the 90 questions scored?
Each question scores 2 for Yes with proof, 1 for Partly and 0 for No.
Each of the ten areas is scaled to its weight, so safety counts more than visitor experience. Because a Yes needs proof, such as a test report, a service record or a measured reading, the score reflects what can be shown, not what is assumed.
How often should an office be audited?
We suggest a re-audit every 12 months, or after major works.
A rating reflects the condition on the audit date. A lapsed critical item, such as an expired fire licence, can suspend the rating until it is renewed.
What does the audit not include?
It is visual and documentary. It does not include structural testing, laboratory water testing, destructive checks or a legal opinion.
Where a specialist is needed, such as a structural engineer or a licensed electrical contractor, the report says so.
Do I have to book repairs with Officea afterwards?
No. The report is yours, and the repairs can be done by your own team, other vendors or Officea REFRESH.
Our auditors work independently of the repair team and score only what they find. The report is delivered in full before any quote is made.
