The project

This was a design-led project from the outset: a 28,000 sq ft office in Bangalore where the brief called for stone cladding across feature walls, curved glass panels rather than flat glazing, and every internal partition built in glass instead of the usual mix of glass-fronted cabins and drywall. Each of those choices adds real fabrication and installation time — curved glass is cut and templated to the specific radius of each panel, and stone cladding needs a level substrate and a slower, more precise fixing process than standard finishes.

The original 90-day estimate was built around that complexity already — it wasn't a standard-finish timeline. What extended the project further was internal approval delays on the client's side: sign-offs on design revisions and material selections that sat pending at various points through the programme, which pushed handover to 105 days.

We're including this project alongside our faster deliveries deliberately. A stone-and-curved-glass office at this scale was always going to test the schedule, and being upfront about where the extra 15 days actually came from — approvals, not execution — is a more honest picture of how these projects run than only publishing the ones that beat their quote.
