Who certifies an office health audit?
No government body certifies a private office health audit, because Indian law does not create one. An Officea REFRESH Health Audit is an independent private assessment, and the rating is Officea's own.
The audit is useful because it is thorough, consistent and written down, not because a regulator stamps it. Officea benchmarks what it finds against published Indian standards and tells you which items rest on a law or rule and which are Officea's own benchmarks. The full method is on the methodology page.
Does the REFRESH rating replace my fire or electrical certificates?
No. Statutory certificates come from the competent authority or a licensed professional, and the REFRESH rating does not replace them.
Examples are the fire no-objection certificate, the lift licence and electrical inspection reports. Our report checks whether they appear to be in place and current, and tells you if they are not, so you can obtain or renew them.
Which standards does the audit refer to?
The National Building Code of India 2016, Bureau of Indian Standards codes and the Indian laws and rules that apply to offices.
These include the Central Electricity Authority safety regulations, state fire rules, the Rights of Persons with Disabilities Act 2016 with the 2021 Harmonised Guidelines for Universal Accessibility, and the Solid Waste Management Rules. The methodology page shows which area rests on which source.
Is the audit independent if Officea also does repairs?
Yes. Our auditors work independently of the repair team and score only what they find.
The audit report is delivered in full before any quote is made. You may have the repairs done by anyone, and there is no obligation to book them with Officea.
What does the audit not cover?
It is visual and documentary. It does not include structural testing, laboratory water testing, destructive checks or a legal opinion.
Hidden, inaccessible or sealed parts are excluded. Where a specialist is needed, such as a structural engineer or a licensed electrical contractor, the report says so.
How long is a rating valid?
It reflects the condition of the office on the date of the visit.
We suggest a re-audit every 12 months, or after major works such as a layout change or a new electrical load.
What happens to the photographs and documents?
They are used only to prepare your report and quote, and are not shared without your permission.
Personal data is handled in line with the Digital Personal Data Protection Act, 2023. You may ask us to correct or erase your records at any time.
