Repair, refresh or relocate: what an office health audit tells you

How do I decide between repairs, a refresh and relocation?
Start with evidence: an Office Health Audit shows what is healthy, what needs repair and whether the space still suits how you work.
If the audit finds mostly condition issues, such as worn finishes, lighting or overdue servicing, repairs or a refresh are usually enough. If it finds structural limits on layout, capacity, access or services, relocation or a full fit-out deserves a serious look.
What does a high audit score mean for a lease decision?
It means the office is in good working condition, so renewing and carrying out light works is usually the lower-disruption option.
A high score does not mean the lease terms suit you. Rent, term, escalation and the landlord's conditions still need their own review.
What does a low score mean?
It means there are findings to fix first, and the report lists them in priority order.
Safety and statutory items come first. If the same findings keep returning, or fixing them would cost close to the cost of moving, it is reasonable to price a relocation alongside the repairs.
What should I check in my lease before starting works?
Check whether the landlord or building management must approve changes, and what condition the premises must be returned in at the end of the term.
Many leased offices need approval for works such as repainting, ceiling changes or electrical alterations. Your lease and your advocate decide this, not the audit.
When is a full fit-out the better choice?
When the space, location or layout itself has to change, for example a new floor, a relocation or a redesign for a different headcount.
A refresh updates finishes, flooring, lighting and selected areas in an office you already use. A fit-out designs and builds the workspace. The audit helps you see which of the two fits.
