Chennai does not have one business district. It has several corridors with different building types, landlords and fit-out expectations. Knowing which one you are in shapes the brief.
- OMR (Old Mahabalipuram Road): Perungudi, Thoraipakkam, Sholinganallur, Navalur and Siruseri form the main IT, ITES and GCC belt, with SEZ and non-SEZ campuses, managed offices and co-working space.
- Taramani and Guindy: TIDEL Park and other tech parks at Taramani, and Olympia Technology Park at Guindy, sit close to the older central business district.
- Mount Road, Guindy and the central belt: the traditional address for corporate headquarters, banks and financial services firms.
- Manapakkam, Porur and Ambattur: the western and north-western parks, including DLF's campus at Manapakkam, which suit back-office, shared-service and cost-conscious operations.
- Beyond the city: SIPCOT's IT park at Siruseri and Mahindra World City near Chengalpattu serve larger campuses.
Metro Phase II is reported to be extending rail along the OMR IT corridor from Nehru Nagar in Perungudi towards Siruseri, with services expected around 2027. Commute access is already a factor in where occupiers choose to lease, and it will keep influencing seat planning and attendance.
Building stock and what it means for your fit-out
Most Chennai occupiers lease floors in multi-tenant tech parks and commercial towers. Three things follow from that.
- The landlord's rules come first. Parks and towers have fit-out guidelines covering approved contractors, working hours, material movement, noise, and tie-ins to the building's HVAC, fire and electrical systems. SEZ buildings add their own developer procedures. Ask for the fit-out manual before you finalise a layout.

- Floor plates in tech parks are large and regular, which suits open workstations, but long floor depths need careful lighting and air distribution.
Approvals: CMDA, Tamil Nadu fire service and your building
The Chennai Metropolitan Development Authority (CMDA) handles planning permission across the Chennai Metropolitan Area, which covers about 5,904 sq km. Applications run through the Tamil Nadu Single Window Portal. Under the Tamil Nadu Combined Development and Building Rules, 2019, a building above 18.30 m is treated as a high-rise and must meet NBC 2016 fire provisions and obtain a fire NOC.
For a tenant, the practical position is usually simpler. An interior fit-out inside an existing approved building rarely needs fresh planning permission, but anything that touches structure, façade, floor area or the fire strategy does need the building owner's sign-off and may need the authorities. The Tamil Nadu Fire and Rescue Services department issues the fire licence or NOC for buildings, and its guidance says applications are processed within 15 days of being presented to the Divisional Fire Officer. Changes to partitions, ceilings and furniture layouts can alter sprinkler coverage, detector positions and exit routes, so a fit-out contractor should coordinate these with the building's fire consultant. Climate: what humidity, heat and monsoon do to an office
Chennai is hot and humid for most of the year. Summer temperatures commonly run from 28°C to 40°C, peaking in May, and the north-east monsoon from October to December brings most of the city's annual rain, with occasional localised flooding. For an office, this changes specification choices.

- Scheduling: plan deliveries and any work that involves the façade, terrace or loading areas around the monsoon months.
Logistics and labour: planning a Chennai fit-out
Large OMR campuses can have long travel distances from the main road to the floor, strict goods-lift slots and limited working hours. A good plan sequences civil, MEP, ceilings, flooring and furniture so that trades do not queue for the same lift. Ask each firm how it will handle material approvals, labour deployment and site supervision, and whether a full-time project manager will be on site.
