What a turnkey contract covers

From lease signing to move-in
A turnkey programme starts from the day your team needs to sit down and works backwards.
The fit-out period in your lease
Many Chennai leases give a rent-free period for fit-out, and rent starts when it ends whether the office is ready or not. We plan to that date: approvals in the first weeks, long-lead items such as glass partitions, HVAC equipment and furniture ordered as soon as the layout is signed off, and the move-in date fixed in the programme.
Taking the floor from the landlord
Before work starts, we walk the floor with the landlord's team and record its condition: slab levels, window seals, signs of leaks, existing sprinklers, air-handling provisions and the power allocated to your floor. Base-building defects are listed for the landlord to put right, so they are not later charged to your fit-out.
Furniture and IT on one programme
Furniture is ordered against the approved layout and delivered once ceilings and flooring are finished, so it is not stored on a humid, unfinished floor. Internet links into a tech park usually come through the building's telecom riser, from the providers the building allows, so we raise these early; they often take longer to arrange than the cabling itself.
Close-out with the building
Most Chennai tech parks inspect the finished floor, witness fire system tests and ask for as-built drawings before they allow occupation and release the fit-out deposit. We close our own snags first, attend the inspection and deal with any points raised.
Move-in week
In the last week we test the network, access cards, AV and air conditioning under full load, complete the deep clean and stay on site for your team's first days in the office, so small issues are fixed straight away.
One contract, one team
Under a turnkey contract you sign one agreement, approve one budget and deal with one project manager. We do not have a Chennai studio: Chennai projects are run from our studios, and Bangalore is the nearest. Officea's own site team travels to Chennai and stays for the length of the project. Design and budget decisions are taken at fixed milestones, in person or online, and you receive weekly reports with photos.

Common questions about turnkey interiors in Chennai
Can we leave furniture or IT out of a turnkey contract in Chennai?
Yes. Some companies buy furniture under a global agreement or have their own IT team install active equipment. We then plan around those deliveries, provide the power, data points and containment they need, and keep them in the same programme so the move-in date still holds.
Our rent starts on a fixed date. How do you make sure the office is ready?
We build the programme backwards from that date. Landlord approvals go in during the first weeks, long-lead items are ordered as soon as the layout is approved, and the programme shows the latest date for each decision you need to make. If a decision slips, we tell you straight away what it does to the move-in date.
What should we check when the landlord hands over the empty floor?
Its condition before any work starts: slab levels, window and facade leaks, existing sprinklers and detectors, air-handling provisions and the power allocated to your floor. We walk the floor with the landlord's team and record defects in writing, so they are fixed by the landlord and not charged to your fit-out.
Can our leadership approve the project without travelling to Chennai each time?
Yes. Design reviews and budget approvals can be held online at fixed milestones, with drawings, material samples and photos sent in advance. We suggest visits at two or three points, such as a sample workstation cluster and the final walk-through, while day-to-day decisions sit with our project manager on site.
Does a turnkey project work differently in an SEZ campus?
The scope is the same, but the paperwork is not. Materials and furniture pass through the zone's entry procedures, so every delivery needs the right documents before it reaches the gate. We agree that paperwork with your admin and finance teams before ordering, so deliveries are not held up.
