Office Fit-Out in Pune
Officea builds office interiors in Pune to an approved design: civil work, ceilings, flooring, electrical, HVAC, fire and plumbing, then furniture, testing and handover. Our own site team travels to Pune and stays on the floor from mobilisation to the building's close-out inspection, with design and procurement support from our studios.
What a Pune fit-out includes
- Site set-up, protection of common areas and the approvals needed to start work.

Before work starts in a Pune IT park
Fit-out manual and drawing approval
Most IT parks and Grade A towers in Hinjewadi, Kharadi, Yerwada and Magarpatta issue a fit-out manual. Layout, ceiling, HVAC, electrical and fire drawings go to the building management for approval, and site work starts only once they are cleared and the work permit is issued.
Deposit, insurance and labour records
Expect a refundable fit-out deposit, contractor insurance, and a list of every worker with identity documents so the park can issue passes. We prepare these with the drawings so they do not hold up mobilisation.
SEZ gate procedures
Inside an SEZ, materials and equipment coming onto the campus generally need gate documentation, and anything leaving needs it too. We plan deliveries and paperwork together so trucks are not turned away at the gate.
Power and utilities
In parks, the landlord usually allocates power and DG back-up to each floor and charges for anything extra. In standalone buildings, more load may mean an application to MSEDCL, the state power distributor, and sometimes a new panel or cable. We check the load early because supply can take longer than the fit-out.
On site: hours, deliveries and neighbours
Working hours
Quiet work such as framing, wiring and painting usually runs in the day. Core cutting, chasing, demolition and floor grinding are often limited to nights and weekends in occupied buildings. We split the programme so day and night trades both move forward.
Deliveries and traffic
Service lifts are booked in slots, and heavy vehicles face daytime restrictions on many city roads. With congestion on the Hinjewadi and Nagar Road corridors, bulk loads of board, glass and furniture are scheduled for nights or early mornings. Specialist items from Mumbai come up the Mumbai-Pune Expressway on the same timed plan.
Protecting the building
Lift cars, lobbies and corridors on the delivery route are covered, dust screens go up at the site entrance, and debris leaves through the agreed route each day. Our site team stays in touch with the facility manager so complaints from neighbours are dealt with quickly.
Safety on site
Hot work such as welding and grinding needs a permit each time, fire extinguishers stay on the floor throughout, and work at height follows the park's rules. Daily housekeeping keeps exits and fire equipment clear.
MEP tie-ins with the building
Air conditioning
On floors served by the building's chilled water or AHUs, we extend ducting, diffusers and controls and balance the system with the landlord's engineers. In standalone buildings we usually install VRF or split systems and agree outdoor unit positions with the building.
Fire systems
Sprinkler heads, smoke detectors and public address speakers are relocated to suit the new ceilings and partitions, and the floor's panel is integrated with the building's fire system. Changes must stay consistent with the building's fire NOC, and Maharashtra buildings also need periodic fire compliance certificates from a licensed agency, so the landlord's fire consultant reviews our layouts.
Electrical and back-up
We take supply from the building's tap-off or panel, add distribution boards, UPS circuits for workstations and DG-backed circuits where the landlord's allocation allows.
BMS and security
Where the building runs a BMS or access control system, we coordinate integration points so your floor reports correctly and your staff cards work on the building turnstiles.
Working through the monsoon
Pune's heavy rain usually runs from June to September. Work inside a sealed floor carries on, but deliveries slow down and anything stored near open shafts or terraces is at risk. We keep materials in covered storage, close openings early, check moisture levels before laying timber, carpet or vinyl, and avoid finishing fabric and veneer until the air conditioning is running. If you can choose your start date, beginning the noisy civil work before the rains helps the programme.
Close-out and handover
Before handover we test and commission every system, invite the building management for its inspection, witness fire tests with the landlord's team and close the snag list. You receive as-built drawings, test certificates, warranties and operation manuals, and we follow through the paperwork the park needs to close the work permit and release your fit-out deposit. Common questions about fit-out in Pune
We already have a design. Can you build it in Pune?
Yes. We review your drawings against the building's fit-out manual and the floor itself, list any gaps or clashes before pricing, and then build to the approved design. Where details such as MEP layouts or ceiling coordination are missing, we prepare them for your designer's and the landlord's approval.
Who supervises the site day to day?
Our own site team. It travels to Pune from our studios and stays for the length of the project, running the trades, materials and quality checks on the floor, with regular progress reports to you and the building management.
What happens if the building management rejects part of our drawings?
We revise and resubmit. Rejections usually concern fire coverage, HVAC connections, loads on the floor or the routing of services through shared areas. We aim to avoid them by checking the drawings against the fit-out manual first, and we tell you straight away if a comment affects cost or time.
Can you fit out an office inside a Pune SEZ?
Yes. An SEZ fit-out follows the same build process, with extra paperwork for materials and equipment entering and leaving the zone. We plan deliveries around the gate procedures and keep the records the developer asks for.
Can the fit-out run while our team works on another floor of the same building?
Usually, yes. We follow the building's rules on noisy work, keep our deliveries to booked lift slots and protect shared areas, so your existing floor carries on working. Any shutdowns of building services are agreed with the facility team in advance and scheduled out of hours.
