Planning around your Pune lease

The fit-out period

Many Grade A leases in Pune give the tenant a rent-free period to fit out the floor. The date that matters is when rent starts and when your people arrive, so we plan backwards from it and show where approvals, long-lead orders and furniture deliveries fall.

Taking over the floor from the landlord

Before work starts we check the floor against the landlord's handover specification, whether warm shell or bare shell: slab levels, toilets, base-building HVAC, sprinklers, power and DG allocation. Defects found at this stage are recorded with the landlord so they do not become your cost later.

Approvals inside the programme

The building management's drawing review is a fixed step in most Pune parks. We submit early, while design details are still being finished, so the review runs in parallel with procurement rather than holding up the site.

Long-lead items

Furniture, glass, air conditioning equipment and any imported finishes are ordered as soon as the layout is frozen, so they arrive as the floor is ready for them rather than weeks later.

Modular workstations, task chairs and storage from established makers or brands you already use, ordered to the approved layout and installed as the floors and ceilings finish.

IT and AV

We supply and install passive cabling, racks, CCTV, access control and meeting room AV. Whether switches, Wi-Fi access points and screens come from us or from your IT partner is agreed in writing in the proposal, and we coordinate the installation and testing either way.

SEZ units

If your unit is inside an SEZ, furniture and equipment entering the zone need documentation. We tie that paperwork to the procurement plan so nothing waits at the gate in the last weeks.

Details that are easy to miss

Blinds for west-facing glass, pantry appliances, signage that the park allows, and the security pass list for movers. A turnkey scope puts these in one place, so they are not left for the facilities team in move week.

From handover to move-in

The last weeks

Testing and commissioning, the building management's inspection, witnessed fire tests and as-built drawings are scheduled before move day, not after it. The park usually needs these to close the work permit and release your fit-out deposit.

IT live before people arrive

Network points, Wi-Fi, printers and meeting room systems are installed and tested while the floor is still ours, so day one starts with working desks.

Move day

The move is booked with the building's service lifts and loading bay, often over a weekend. Staff arrive to a clean floor with furniture placed, labelled and ready.

After move-in

We return to close any remaining snags, hand over warranties and manuals, and stay on call during the agreed defects period.

Common questions about turnkey interiors in Pune

Can a turnkey project start before the landlord hands over the floor?

Design, approvals and ordering can. We often prepare the test-fit, design and drawing submissions while the lease is being finalised, so site work starts as soon as the floor is handed over. Long-lead items can be ordered once the layout is frozen.

Is furniture priced inside the turnkey contract?

Yes. Furniture is part of the same contract and programme, but it is listed on its own lines in the bill of quantities, so you can see what it costs and change the specification without reworking the rest of the price.

Who deals with defects in the landlord's shell?

Your lease decides who pays, but we find them. At takeover we inspect the floor against the landlord's handover specification and record defects such as leaks, uneven slabs or faulty base-building services, then raise them with the building management so they are fixed before our work covers them.

What if our move-in date cannot change?

Tell us at the start. We plan backwards from that date, show what has to be decided by when, and say before you sign if the scope does not fit the time. Where needed, we can phase the work so the areas you need first are finished first.

What do we receive at handover?

A working office plus the documents to run it: as-built drawings, test and commissioning certificates, warranties, operation manuals for the air conditioning, fire and electrical systems, and the paperwork the building management needs to close the fit-out permit.
