Nehru Place is Delhi's established IT and electronics commercial hub, served by the Violet Line, and popular with mid-size corporates and technology resellers wanting a Delhi address without CBD rents.
Jasola and Okhla offer newer Grade-A and Grade-B stock at more moderate rents, with Jasola home to several large corporate campuses and Magenta Line access that runs through to Botanical Garden in Noida. Okhla also carries a genuine industrial dimension, with an established industrial area alongside its commercial stock — useful for companies needing light manufacturing or storage close to a corporate office. Gurgaon: DLF Cyber City, building by building
No single address in NCR carries more named commercial towers than DLF Cyber City, a 125-acre district that is functionally a small city of individually named buildings, each with its own tenant roster of Fortune 500 and multinational occupiers. Building 5, marketed as DLF Epitome, spans over 2 million sq ft across three interconnected blocks. Buildings 7A and 7B, also under the Epitome name, sit alongside. Building 8 is a LEED Platinum-certified tower directly off NH-8, built to seismic zone V specifications with roughly 1.63 million sq ft. Buildings 9A and 9B are mirror-image 15-storey towers with independent lobbies. Building 10 and Building 6 round out the numbered towers, alongside DLF Infinity Towers — three interconnected towers (A, B, C) designed by architect Hafeez Contractor, offering contiguous space of up to 135,000 sq ft — and the DLF Gateway Tower, which functions as the district's landmark entrance building. Cyber Greens and DLF Cyber Park add further blocks, and Cyber Hub is the dining and retail district that serves the entire cluster. Tenants across these towers have historically included Accenture, Barclays, Citibank, Cognizant, Genpact, GE, Google, IBM, Samsung and TCS.
Six operational metro stations sit within Cyber City itself, connected to the Delhi Metro network with a common ticketing system and pedestrian walkways linking each building directly to its nearest station — a level of transit integration genuinely unusual for an Indian commercial district. Golf Course Road and Golf Course Extension Road
South of Cyber City, Golf Course Road in Sector 43 is anchored by One Horizon Center, a 25-storey, 1.17 million sq ft LEED-certified tower opposite the Arnold Palmer-designed DLF Golf & Country Club, and Two Horizon Center, a distinctive crescent-shaped tower with a curved glass facade. Both sit roughly an 8-minute drive from Sikanderpur's Rapid Metro station. MG Road, NH-8 and Udyog Vihar
MG Road is Gurgaon's older central commercial strip, mixing retail, hospitality and office stock, and serves as a key reference point for road connectivity across the city — most of Gurgaon's newer corridors, including M3M's Golf Course Extension Road developments, describe themselves relative to their access from MG Road and NH-8, the national highway that runs the length of the city and links it to Delhi and the airport.
Udyog Vihar, Gurgaon's first industrial township and home to the landmark Maruti plant, sits just off NH-8 and blends genuine light-industrial units with a growing stock of commercial office buildings such as Belvedere Tower and coworking conversions like WeWork's Vi-John Tower, housing tenants including IBM, Airtel and GE alongside older manufacturing units. It remains one of the most cost-effective addresses in Gurgaon for companies that don't need a Cyber City postcode, roughly a 10-minute walk from the Cyber City metro station. Udyog Vihar is a corridor Officea Design & Build knows well, since its mix of older buildings and newer conversions means almost every fit-out here starts with a genuine assessment of what the existing electrical and civil base can actually support.
Dwarka Expressway
The 29-km Dwarka Expressway connects Dwarka in Delhi directly to Gurugram, cutting travel time between the two and giving new commercial development along its length easy access to IGI Airport, DLF Cyber City and South Delhi. Projects such as The Omaxe State, a 50-acre mixed-use development combining retail, hospitality and office space, reflect how quickly this corridor has moved from a purely residential story to a genuine commercial one, and it's increasingly named alongside Golf Course Extension Road and SPR as one of Gurgaon's active growth corridors for new office stock. DLF Silokhera and the Sohna Road corridor
Silokhera, on Gurgaon's southern edge toward Sohna Road, is one of the older village-turned-commercial localities that DLF's expansion absorbed as the city grew south from Cyber City — it sits in the same broader growth belt as Golf Course Extension Road and SPR, and is increasingly referenced alongside them as Gurgaon's commercial footprint keeps pushing further from NH-8 toward Sohna. As with any locality in this southern growth corridor, the practical question before committing to it is less about the address itself and more about which specific building's construction phase it's in, since large stretches of Gurgaon's newer sectors are still land parcels and under-construction towers rather than move-in-ready Grade-A stock.
This is worth flagging generally across every named tower in this guide: a building's leasing brochure and its actual construction status can be years apart, particularly along Golf Course Extension Road, SPR, Dwarka Expressway and the Silokhera-Sohna Road belt, where a large share of the announced commercial supply is still mid-construction. Confirming a building's actual occupancy certificate and current tenant list, not just its marketing name, is a genuinely important step before signing anywhere in these newer corridors.
Noida: Sector 62, Advant Navis and the Expressway corridor
Sector 62 is Noida's most established IT and ITeS hub, directly served by the Blue Line's Electronic City metro station. Along the Noida-Greater Noida Expressway in Sector 142, Advant Navis Business Park is one of the corridor's most recognised Grade-A addresses — an earthquake-resistant, modern complex a short distance from the Botanical Garden metro interchange, housing a wide mix of corporate offices. Sectors 125, 132 and 135 represent the newer wave of NCR IT-park development, including large SEZ and non-SEZ campuses with IGBC-certified sustainability credentials, and the Noida Special Economic Zone (NSEZ) remains the definitive government-run SEZ option in the region. Greater Noida and the new international airport
The single biggest structural change coming to this region is the Noida International Airport at Jewar, being developed by Noida International Airport Ltd, a subsidiary of Zurich Airport International, with its first phase targeting roughly 12 million passengers a year. Its impact is already reshaping how Greater Noida and the wider Yamuna Expressway Industrial Development Authority (YEIDA) corridor are positioned — not as an extension of Noida's IT stock, but as a distinct, airport-linked zone for manufacturing, logistics and large-scale industrial development, with the scale of available land there making it fundamentally different from Noida's built-up sectors.
Industrial and warehousing zones across NCR
For manufacturing, light industrial or large-scale warehousing space, NCR's industrial belt sits largely outside the corridors above. Manesar and Bawal, in Haryana south-west of Gurgaon, form one of India's largest planned industrial investment regions, with a strong base in engineering, technology manufacturing and auto components. Farukhnagar, also in Haryana, has emerged as a significant large-scale logistics and warehousing hub serving North India. On the Uttar Pradesh side, Dadri, near Greater Noida, hosts a major Multi Modal Logistics Hub combining warehousing, cold storage and container yard facilities with direct Dedicated Freight Corridor connectivity, while Greater Noida more broadly continues to attract industrial and logistics occupiers on the strength of available land and expressway access. Metro connectivity, corridor by corridor
The Delhi Metro Yellow Line reaches Gurgaon via Guru Dronacharya, Sikanderpur, MG Road, IFFCO Chowk and HUDA City Centre. From Sikanderpur, the separate 11-station Rapid Metro connects onward to Cyber City, DLF Phases I/II/III, Golf Course Road and Sector 53–56. In Noida, the Blue Line runs through Sector 62 (Electronic City), Sector 18 and Sector 16, continuing to Botanical Garden, where the Magenta Line connects through toward Delhi's Jasola and on to Gurgaon via a single interchange. The Aqua Line is a separate system running from Noida Sector 51 to Greater Noida across 21 stations, interchanging with the Blue Line at Sector 51/52.
Coworking and managed office presence across these corridors
Nearly every named tower above also carries at least one flexible workspace operator inside it, which matters for companies not ready to commit to a full-floor lease. DLF Cyber City alone hosts Executive Centre locations inside Building 5 and Building 9B, plus the Innov8 coworking brand within the wider complex. Two Horizon Center on Golf Course Road carries a further Executive Centre presence. Udyog Vihar's Vi-John Tower runs as a full WeWork location. This pattern — a flexible-space operator inside an otherwise conventional Grade-A tower — is now standard across nearly every corridor in this guide, and is often the fastest way to get a functioning presence in a named address while a full custom fit-out is being designed and built.
Which NCR address for which business need
For a prestige CBD address with the widest transit access: Connaught Place. For a globally recognised, Fortune 500-dense corporate address: DLF Cyber City or Golf Course Road's Horizon Centers. For newer Grade-A stock with strong metro-linked growth: M3M's Golf Course Extension Road corridor or Noida's Advant Navis Business Park. For SEZ-linked GCC operations: Noida's Sector 132/135 belt. For cost-conscious operations with genuine NH-8 access: Udyog Vihar. For manufacturing, industrial or large-format warehousing: Manesar-Bawal or Dadri's logistics hub, or the emerging YEIDA corridor around the new Jewar airport.
