Best Office Locations in Bangalore, Pune and Hyderabad Compared (Part 2)

Continuing from Part 1's building-by-building coverage of Delhi NCR, this second part goes to the same level of named detail for three of South and West India's largest commercial hubs — Bangalore, Pune and Hyderabad. Officea Design & Build undertakes design and build, turnkey and general contracting projects across all three, which is why this guide names the actual parks and towers rather than describing corridors in the abstract.

Bangalore: Embassy Manyata, Whitefield's tech parks and the ORR

In North Bangalore, Embassy Manyata Business Park is Asia's largest technology park by campus size — roughly 25 million sq ft, housing over a hundred companies, and the single address most responsible for putting North Bangalore on the corporate map.

Whitefield, at the eastern end of the Outer Ring Road corridor, carries its own dense cluster of named developments: Prestige Shantiniketan, a 105-acre integrated township with 3.2 million sq ft of office space across seven towers (six of them forming a single crescent-shaped block), alongside a five-star Sheraton hotel on the same site; and Salarpuria Sattva Knowledge Court, a Grade-A tech park in the EPIP Zone-Brookfield pocket of Whitefield with roughly 1.3 million sq ft across a single four-wing tower. On the western edge of the ORR, RMZ Ecoworld is credited with transforming the ORR East stretch from a developing zone into one of Bangalore's most prestigious business addresses, drawing anchor tenants including Google and JP Morgan.

Electronic City, Bangalore's original IT hub in the south, remains a major delivery-centre location, connected to Silk Board and the ORR via an elevated expressway, with a genuine industrial dimension in the surrounding Bommasandra belt alongside its IT parks.

MG Road and the central CBD offer an older, more varied building stock for companies wanting a central address and client accessibility over campus-style infrastructure.

Metro connectivity: Namma Metro's Purple Line reaches Whitefield, terminating at Kadugodi and running through KR Puram. The Yellow Line serves Electronic City via Heelalige and the RV Road–Bommasandra stretch. The core ORR corridor (Bellandur, Sarjapur, Marathahalli) has depended more on road access historically, though Phase 2A and 2B extensions are progressively closing that gap.

Pune: Panchshil's campuses in Kharadi and Baner-Balewadi

Pune's commercial real estate is dominated by one developer's named portfolio more than any other city on this list. Panchshil Realty built and operates the EON Free Zone in Kharadi — a 45-acre, 4.5 million sq ft campus whose tenant roster includes Credit Suisse, Barclays, Veritas, Symantec, Eaton and Vodafone — alongside World Trade Center Pune, a four-tower complex also in Kharadi affiliated with the global World Trade Centers Association network. On the western side of the city, Panchshil Business Park in Baner-Balewadi has anchor occupiers including T-Systems, Qualys, Veritas and VMware across its Phase I and II towers, with a separate Panchshil Business Park East address in Viman Nagar. Mapletree Global Business City, also in Kharadi, adds a further named Grade-A option to the same corridor.

Hinjewadi, Pune's largest IT district to the west, is anchored by the government-developed Rajiv Gandhi Infotech Park, home to large campuses run by Infosys, Wipro, TCS and Cognizant, with a proposed World Trade Center Hinjawadi under development to extend the WTC brand into the western corridor. Magarpatta City, a large master-planned mixed-use township, sits closer to Kharadi and Hadapsar, offering a self-contained, campus-style alternative.

For manufacturing and industrial operations, Pune's real strength lies outside these IT corridors entirely, in the Chakan-Talegaon belt to the north-west — one of India's most established automotive and auto-component manufacturing clusters.

Metro connectivity: Pune Metro Line 3, an elevated corridor connecting Hinjewadi's Rajiv Gandhi Infotech Park through Balewadi to Shivajinagar, has begun bringing metro access to the western IT corridor for the first time, with a significant stretch of stations recently operational. Kharadi and Magarpatta still rely more on road connectivity, with eastern-corridor metro expansion planned but earlier-stage.

Hyderabad: HITEC City's named towers and the Financial District

HITEC City, anchored by the original Cyber Towers, has grown through Mindspace and Raidurg into a dense corporate cluster. Phoenix Equinox, a 20-floor tower spread over 6.5 acres adjacent to IKEA and close to the HITEC City metro station, represents the newer wave of development here, while Phoenix Aquila in the Financial District — two towers across 5 acres — anchors the western Financial District cluster directly.

Gachibowli, near the Financial District, is a major IT, finance and education hub with a significant multinational presence (Microsoft, Amazon, Wells Fargo among them), connected via the Outer Ring Road and roughly 30 minutes from Rajiv Gandhi International Airport by road.

The Financial District, spanning Nanakramguda, Kokapet and parts of Gachibowli, has developed into a major banking, consulting and technology corridor over the past decade.

On the industrial side, Patancheru, to the city's north-west, is one of Hyderabad's established industrial zones, with a particular concentration of pharmaceutical and manufacturing operations reflecting the city's broader strength as a pharma hub.

Metro connectivity: the Hyderabad Metro's Blue Line currently terminates at Raidurg, roughly 2 km from central Gachibowli. A planned western extension toward Kokapet and the Financial District is at the planning stage but not yet operational, so most Financial District commuting today still relies on the Outer Ring Road and dedicated shuttle services.

Which South/West address for which business need

For the largest, most established campus-style IT address: Embassy Manyata (Bangalore) or Panchshil's EON Free Zone (Pune). For a globally networked business-district identity: World Trade Center Pune or Hyderabad's Financial District. For newer Grade-A towers with strong anchor tenants already in place: Prestige Shantiniketan or Salarpuria Sattva Knowledge Court (Whitefield), or Phoenix Equinox (HITEC City). For metro-linked growth potential: Pune's Hinjewadi corridor via Line 3. For automotive manufacturing: Pune's Chakan-Talegaon belt. For pharmaceutical and industrial manufacturing: Hyderabad's Patancheru zone.
