Office Fit-Out in Hyderabad
Office fit-out in Hyderabad is the build stage: civil work, ceilings, flooring, electrical, HVAC, fire and plumbing, then furniture, testing and handover, built to an approved design inside the rules of your tower or tech park. Officea's own site team travels to Hyderabad and stays for the length of the project, supported by our studios, the nearest being Bangalore.

These are the site conditions that decide how a Hyderabad fit-out is planned, sequenced and supervised.
The fit-out manual comes first
Large parks and towers in HITEC City, Gachibowli and the Financial District publish fit-out rules covering drawing approval, the fit-out deposit, contractor insurance, labour ID passes, safety equipment and housekeeping. We read the manual before pricing, so its conditions are in the programme and not discovered on site.
Permits for each activity
Separate permits are usually needed for hot work such as welding and cutting, for work at height, and for any shutdown of the building's fire, power or chilled water systems. Our site lead books these with the facility team ahead of each activity.
SEZ buildings
Several of Hyderabad's large IT parks include SEZ buildings. Materials and equipment moving into an SEZ unit can need gate passes and paperwork under the developer's procedures, so we prepare the documents with your team before deliveries start.
Quiet trades by day, noisy trades by night
In occupied towers, core cutting, slab drilling, demolition and other noisy work is typically allowed only after office hours or at weekends. We plan the programme so both kinds of work move forward, rather than one waiting on the other.
Deliveries
Goods move only in booked service-lift slots, and daytime restrictions on heavy vehicles in many parts of the city mean bulk loads of board, glass and furniture often arrive at night. Around the Financial District and Kokapet, construction traffic on access roads can cause delays, so we keep a small buffer of stock on site.
MEP tie-ins in towers
Most new towers provide chilled water to tenant AHUs or space for tenant VRF units. We extend ducting, diffusers and controls, revise sprinkler drops and detector positions for the new ceiling, and connect the fire alarm to the building's panel, all tested with the landlord's engineers. Connections to DG backup and the floor's power allocation are agreed with the facility team.
Standalone and older buildings
Outside the big parks, an office may need its own air conditioning, a new electrical panel and an application to TGSPDCL, the power distribution company, for extra load. We check this early, because approval and supply can take longer than the fit-out itself.
Summer heat
From March to May, daytime temperatures in Hyderabad often go above 40 degrees. Work on terraces and outdoor unit platforms is scheduled for early mornings, the team works with water and rest breaks built into the day, and air conditioning is balanced with the floor closed up and loads running.
Rain and festivals
The June to September monsoon slows deliveries and outdoor work, so external items are planned for dry spells. Supply and transport can also slow around Sankranti and Dussehra, which we allow for when ordering.
Close-out

Who runs your Hyderabad site
Every Hyderabad project is built by Officea's own site team: a site lead and supervisors who travel from our studios and stay in Hyderabad until handover. The project is managed from our studio, the nearest being Bangalore, with regular progress reports and photographs, and senior team members visit at key stages. Common questions about fit-out in Hyderabad
Can you fit out a floor in an SEZ building in Hyderabad?
Yes. SEZ buildings follow the same fit-out steps as other towers, with extra paperwork for materials and equipment entering the zone. We work with your team and the developer's SEZ desk on the documents before deliveries begin, so goods are not held at the gate.
Can our fit-out connect to the building's DG backup and chilled water?
Usually, within the allocation set out in your lease or the building's fit-out manual. We confirm the power, DG backup and chilled water or VRF provision available to your floor at the start, design within it, and agree any extra capacity with the landlord in writing before work depends on it.
How do you commission air conditioning in a Hyderabad summer?
We test and balance the system with the floor closed up, lights and equipment running and blinds in place, so readings reflect real use. Perimeter zones behind west and south-facing glass are checked separately, because they carry the highest load.
Who is on site every day in Hyderabad?
Officea's own site lead and supervisors, who travel from our studios and stay in Hyderabad for the length of the project. They manage the daily programme, safety, quality checks and contact with your facility team and the building management, and report to the project lead at our studio.
Can you build to drawings prepared by our own architect?
Yes. We review the drawings against the building's fit-out manual and our site survey, raise gaps and clashes before pricing, and build to the approved design. Missing details, such as MEP coordination or ceiling layouts, are proposed to your architect and the building management for approval.
