How Hyderabad buildings shape the design

Most Hyderabad briefs are for floors in large, recent towers in the western business districts. A few features of that building stock decide the design early.

Big, deep floor plates

Towers in Gachibowli, Raidurg and the Financial District often have large floor plates, where the desks furthest from the glass sit a long way from daylight. We put workstations in the daylight band, move meeting rooms, phone booths and support space towards the core, and plan clear main walkways so a large floor is easy to find your way around.

Seat density has limits

GCC and technology briefs often ask for as many seats as the floor will take. The limit is rarely the furniture. It is fresh air, cooling capacity, toilet numbers, exit widths and travel distances under the building's fire approval. We check those against your target headcount at the test-fit stage, before you commit to a number.

Services drawn with the plan

Dense floors carry heavy power, UPS and data loads. We size hub rooms, UPS rooms and electrical rooms in the first layout, rather than squeezing them in later, and plan the air conditioning zones around how each area will actually be used.

Working with the warm shell

Many new towers hand over a warm shell with base-building chilled water or space for tenant VRF units, a sprinkler grid and a power allocation. The design works within those provisions where it can, because moving AHU rooms, shafts or risers is slow and needs the landlord's approval.

Glass and the summer sun

Fully glazed towers pick up strong sun, especially on west-facing sides, and Hyderabad summers are long and hot. We turn screens away from glare, specify blinds or solar film, and give perimeter zones their own cooling controls.

Older central buildings

Offices in Begumpet, Somajiguda and Banjara Hills are often in older, smaller buildings with lower ceilings, more columns and limited services. Here the design starts from a services survey, and the layout is fitted around what the building can carry.

Many arrive with a parent company's workplace standards covering desk sizes, meeting room ratios, brand and security. We adapt those standards to the building and to local rules, and flag early where a global standard and the floor do not fit.

Shift and round-the-clock teams

Teams supporting clients in other time zones often work late or in shifts. The design allows lighting and cooling to run for part of the floor only, a pantry and break area used through the night, and secure, well-lit routes to the lifts.

Secure project areas

IT services and some GCC teams need client-dedicated areas with their own access control, CCTV coverage and limits on what can be carried in. We plan these as separate zones with their own entry, so they can be expanded or opened up later.

Financial and professional firms

Banking, consulting and professional firms in the Financial District and the central areas usually want more enclosed rooms, quiet zones, client meeting suites and a stronger reception.

Start-ups and expanding firms in Madhapur, Kondapur and HITEC City often take part floors with plans to grow. We design for the next headcount step as well as the current one, so desks can be added without rebuilding.

Design reviews run on video calls and in person at key stages. Material samples are sent for approval, 3D views are shared before anything is ordered, and we prepare the drawings for the building management's review.

Common questions about office design in Hyderabad

Do you work to our parent company's global design standards?

Yes. Many Hyderabad GCCs come with a global workplace guide covering desk sizes, room ratios, branding and security. We follow it, adapt it where local building rules or the floor plate require, and record each change so your global real estate team can approve it.

How do you design for teams working night shifts?

We split lighting and air conditioning into zones so part of a floor can run at night without cooling the whole level, place pantry and rest areas near the night-shift seating, and plan safe, well-lit routes to the lifts and exits. Access control and CCTV coverage are designed for after-hours use from the start.

Can you design a client-restricted area within our floor?

Yes. Restricted project areas are designed as separate zones with their own access-controlled entry, CCTV coverage, lockers outside the entry where clients require them, and a separate network room if your IT team needs one. We plan them so they can grow, shrink or merge back into the open floor later.

Will the design work in an older building in Begumpet or Somajiguda?

It can, but we start with a survey of the electrical capacity, air conditioning, ceiling height and fire provisions, because older buildings often have less of each. The layout and the services budget are then set around what the building can support, and any upgrades are shown to you before the design is fixed.

How often will your designers be in Hyderabad?
