Working to your lease and move-in dates

The fit-out period

Many Hyderabad leases give a rent-free fit-out period from the date the landlord hands over the floor. We plan backwards from the rent start and move-in dates, and start design before handover where possible so site work can begin on day one.

Taking over the floor

When the landlord hands over the floor, we inspect and record its condition, the services provided and any defects in the base build, so they are put right by the landlord rather than becoming part of your cost.

Landlord close-out

Before occupation, towers and parks usually want a completion inspection, witnessed tests of the fire alarm, sprinklers and smoke detection, and as-built drawings and certificates. These are planned into the final weeks of the programme, not left until after move-in.

Move-in

The move is booked with the building's service lifts and loading bay, often over a weekend. Network points are tested, furniture is in place and meeting rooms work, so staff start on a working floor.

After move-in

Snags found after occupation are closed with your facility team, and the handover pack covers warranties, operation and maintenance manuals, and contacts for the defects liability period.

What does a turnkey price include and leave out?

It includes design, approval drawings, civil and interior works, MEP, furniture, blinds, signage, low-voltage cabling and handover documents. Items commonly left with you are active IT equipment, software, building charges such as the fit-out deposit, and GST. Each inclusion and exclusion is listed in the proposal, so the price can be compared line by line.

Can you start before the landlord hands over the floor?

Design, test-fits, the building management's drawing approval and orders for long-lead items can all start before handover. Site work can then begin as soon as the floor is released, which makes the most of the rent-free fit-out period in your lease.
