About Aerocity as an office address

Aerocity is a hospitality and commercial district on land of Delhi International Airport (DIAL), beside IGI Airport. A consultant to DIAL reports 11 hotels with 3,758 rooms, with more under construction. The office and retail cluster is Worldmark, which Brookfield and Bharti Enterprises developed jointly.

The mix matters for tenants: office towers stand next to five-star hotels, so floors are sold to airline, travel, consulting and technology teams that want the airport and the Airport Express rather than a traditional business district.

Our lease database holds 7 buildings with full records in Aerocity, about 2.33 million sq ft in all, with build years from 1997 to 2025 (median 2015); 6 of the 7 with a build year date from 2010 or later. Listed maintenance (CAM) runs from Rs 15 to Rs 40 per sq ft per month, with a median of Rs 30. The largest floor in the database is 150,000 sq ft; the median of the largest floor per building is 14,700 sq ft. Building figures come from Officea's own lease database and are indicative; they do not cover every building in the area.

Towers and who built them

These towers appear in our lease database. We name them to show the stock, not to claim projects in them.

Radisson Commercial Tower

Listed developer or owner: Radisson; built 1997; 2 basements, ground and 5 floors; floors of 11,748 to 12,800 sq ft; about 75,000 sq ft in total.

Hyatt

Listed developer or owner: Hyatt; built 2012; 3 basements, ground and 6 floors; floors of about 30,000 sq ft; about 300,000 sq ft in total. A hotel-linked block.

Pride Plaza

Listed developer or owner: Pride Hotels Group; built 2012; 2 basements, ground and 5 floors; floors of about 8,700 sq ft; about 44,970 sq ft in total.

Developers and landlords

Brookfield is listed as the developer of the Worldmark towers in our database. The other office blocks are tied to hotel operators: Hyatt, Radisson, Pride Hotels and Caddie Hotel. Because of that, ask each landlord who runs the common areas, the loading bay and the lifts, since a hotel operator may set working hours and delivery rules for contractors.

Getting to Aerocity

Where it is

Aerocity is beside Indira Gandhi International Airport in South West Delhi, off NH-48, next to Delhi Aerocity Airport Express station.

Delhi Aerocity station is on the Airport Express Line, which opened on 23 February 2011; the Aerocity station opened on 15 August 2011. The line runs from New Delhi to IGI Airport and on to Dwarka Sector 21 and Yashobhoomi Dwarka Sector 25.

The Aerocity to Tughlakabad Golden Line is under construction. DMRC targets December 2026 for its first section, from Tughlakabad to Sangam Vihar, and that section does not include Aerocity.

What shapes a fit-out in Aerocity

Airport land, airport rules

Aerocity sits on land leased by the airport operator, so we confirm the lease conditions and approval route with the landlord and the airport operator before design. Height limits near the airport matter mainly for rooftop equipment, not for interiors.

Hotel-linked buildings

Several blocks are attached to hotels. We ask early about shared services, working hours, loading bays and goods-lift booking, because these decide the programme.

Large, modern floors

Worldmark 4 is listed with floors of about 150,000 sq ft, so a single floor can hold several teams or a whole company. A test-fit on the actual floor settles seating, meeting rooms and core positions before the lease is signed.

Fire clearance

Delhi Fire Service requires a fire safety certificate for business buildings above 15 m or ground plus four floors, valid for three years. We confirm with the building whether an interior-only fit-out needs fresh clearance.

Our Delhi studio is at 505, Saraswati House, 27 Nehru Place, so site surveys and design reviews here are quick to arrange. Figures on this page were checked on 26 October 2026; rents change quarterly, so ask us for a current view before you negotiate.
