About Okhla Phase 1 and 2 as an office address
Phases 1 and 2 are the older parts of the Okhla Industrial Estate that NSIC set up, now a mix of offices, light industry, garment and leather exporters and call centres. Phase 1 holds the biggest purpose-built tower in the estate, DLF Prime Tower.
Away from DLF Prime Tower, the stock is small plot buildings of ground plus two to four floors, typically with a basement, built by individual owners. Several were rebuilt as offices in 2023 and 2024, especially in Phase 2.

Listed developer or owner: VRC Construction; built 2010; 1 basement, ground and 2 floors; floors of 15,000 to 17,500 sq ft; about 67,500 sq ft in total.
Plot D-6/6, Phase 2
Listed developer or owner: Gamut Buildcon; built 2024; 1 basement, ground and 4 floors; floors of about 5,500 sq ft; about 33,000 sq ft in total.

Developers and landlords
DLF is the main corporate developer in these phases. Urbtech (Mpire Vista, built 2025), Gamut Buildcon and VRC Construction appear as named developers for individual plots, but most buildings are listed under individual owners, so approval usually starts with the plot owner.

Okhla Phases 1 and 2 are in South East Delhi, off Mathura Road and the Outer Ring Road, near Okhla NSIC and Harkesh Nagar Okhla metro stations.
Magenta Line
Okhla NSIC station opened on 25 December 2017. Okhla Vihar, Jamia Millia Islamia, Sukhdev Vihar and Jasola Vihar-Shaheen Bagh are nearby.
Violet Line
Harkesh Nagar Okhla opened on 3 October 2010.
Rail and road
Okhla railway station is near Okhla NSIC. Mathura Road (NH-44) and the Outer Ring Road serve the estate. A developer places DLF Prime Towers about 18 km from the domestic airport.
