About Connaught Place as an office address

Connaught Place is governed by the New Delhi Municipal Council (NDMC). It was built between 1929 and 1933 as a colonnaded circle, and the offices spread out along Barakhamba Road, Kasturba Gandhi Marg and Janpath. Banks, corporate offices, law firms and professional-services teams take space here.

The address is Delhi's most central, but the stock is old. Most office towers in our records were built between 1978 and 2005, with only a few since 2010, so expect ageing lifts, risers and AC plant.

Our lease database holds 35 buildings with full records in Connaught Place and its edges, about 4.94 million sq ft in all, with build years from 1978 to 2022 (median 1999); 8 of the 35 with a build year date from 2010 or later. Listed maintenance (CAM) runs from Rs 5.5 to Rs 50 per sq ft per month, with a median of Rs 13. The largest floor in the database is 37,968 sq ft; the median of the largest floor per building is 12,500 sq ft. Building figures come from Officea's own lease database and are indicative; they do not cover every building in the area.

Developers and landlords

Most Connaught Place buildings are listed under individual or family owners, not corporate developers. Named developers in our records include Parsvnath (Red Fort Capital, built 2013) and Ansal Buildwell (Antriksh Bhawan). With many private owners, a fit-out approval usually starts with the building owner or association before it reaches NDMC.

What shapes a fit-out in Connaught Place

NDMC rules and sealing history

NDMC governs the area. In 2020, NDMC issued sealing notices to owners of 105 properties for illegal basements and norm violations, after a Supreme Court monitoring committee acted. We check each building's approved plan and basement and mezzanine use before design, so the fit-out does not repeat a violation.

Heritage-sensitive surroundings

NDMC's redevelopment plan for the area includes heritage-sensitive signage and retrofitting. We confirm what applies to external changes, signage and equipment on the facade with the building owner and NDMC.

Fire safety certificate

Delhi Fire Service requires a certificate for business buildings above 15 m or ground plus four floors, valid for three years, with renewal applied for at least six months before expiry. Many towers here exceed that height.

Ageing services

With a median build year around 1999 in our records and many 1980s buildings, we survey lifts, risers, AC and electrical capacity before the layout is fixed, so the budget covers any upgrades.

Our Delhi studio is at 505, Saraswati House, 27 Nehru Place, so site surveys and design reviews here are quick to arrange. Figures on this page were checked on 26 October 2026; rents change quarterly, so ask us for a current view before you negotiate.
